26/27 Maintenance Budget

The 26/27 maintenance budget has now been finalised with Cornerstone and most people will have had their invoices / statements by now.

This was the first budget with James and I as directors, and the first with Cornerstone. We agreed that we had three key priorities for this years budget, to keep costs for residents as low as possible, to ensure the development met and continues to meet our legal obligations and to ensure that we were in a position to avoid additional one of costs to residents wherever possible.

We unfortunately found that money collected in previous years had not been spent where it should had been, which resulted in refunds to residents. This has meant that we have had to fund these things, such as mandatory surveys this year. The knock on effect is that we also do not know if there may be works required as a result of the surveys.

On top of that, the existing reserve fund was relatively low, especially given the amount of trees we have close to properties, two basins, multiple non highways maintained parts of the roads.

The result is a budget that is at a similar level to last year, and still able to increase our reserve fund for the worst case scenarios.
